A GUIDE TO ZELL AM SEE
There are many reasons Property in Zell am See is currently some of the most sought after in Austria . The combination of lake side summer activities and high altitude skiing is a rare find combined with a lovely Old Town with numerous restaurants, cafes and apres ski bars . There are positives and negatives with regards to property locations , below we discuss the three main areas .
a) Zell am See Centre.
Owning a property in the centre is definitely the most popular and convenient choice . Everything is within easy reach of the lake and ski lifts and there is no need for a car . Due to the geographical location sandwiched between the lake and the Schmittenhohe mountain it is not possible to create new developments in this central location. Therefore any new property developments are renovations from already existing properties . The convenience of the location combined with high demand ensure any property purchase here can be seen as a solid investment with very limited downside.
b) Thumersbach Area
The south-facing aspect of much of the property here makes it very popular with both locals and tourists.. It is only a short drive to either the Saalbach, Kitzsteinhorn glacier or Zell am See ski lifts each morning and with the majority of travellers arriving in Zell am See by car this location is not an inconvenience. Added to this the local ski bus that runs around the Lake makes it easy to get around even without a car. c) Schuttdorf Area
Although arguably the most affordable area in Zell am See and popular with locals the location is compromised by the main road which runs towards Salzburg . However , it is possible to find quieter locations within Schuttdorf so it should not be ruled out completely especially if your purchase budget is a major consideration. The walk to the Arietbahn Gondola is under 15 minutes so you are not far away from the Ski action.

A GUIDE TO SAALBACH-HINTERGLEMM
With Salzburg airport less than one hours drive away , Innsbruck 2 hours and Munich 2.5 hrs Salbach is ideally located and relatively easy to travel to with a train station only 15 minutes away. The popularity of Salbach and the shortage of property available to buy ensures prices both for purchasing and renting are always on the higher end. The famous Salbach ‘’ Ski Circus” covers 220km and connects Salbach with Hinterglem and Leogang making it one of the largest inter connected ski areas in Austria.(skicircus.saalbach.com) .

Winter
As we already mentioned the The Saalbach ‘’Ski Circus “ is one of the largest ski areas in Austria with over 220km of interconnected skiing joining up with Hinterglem and Leogang. The designated kids club and family friendly beginners runs are on the sunny side of the mountain while for the more advanced enthusiasts there are some great off piste possibilities and forest runs on both sides of the valley.
The Après ski is extremely lively here with frequent live performances from a variety of local bands both in the village and on the mountain. If you want great skiing and enjoy partying this is definitely a location to consider for your dream holiday home .
Summer
Summer in Salbach is definitely more leisurely and laid back than the winter months. Most of the main gondolas remain in operation opening up the possibility of endless hiking trails (over 400km) where you can enjoy the spectacular scenery and fresh mountain air . This is a mountain bikers paradise with a huge amount of marked tracks (180 km ) to keep you entertained and when you decide to catch your breath you can take advantage of the numerous charming mountain restaurants with their delicious traditional delicacies and panoramic views .
In the village itself, you will find an outdoor swimming pool, a go-kart track, tennis, mini-golf as well as further designated walking and cycle tracks. The nearest 18-hole golf course is in Zell am See just 20 minutes away by car.
A GUIDE TO KAPRUN
Kaprun has achieved a rare feat compared to many other Alpine resorts . With its stunning backdrop of Kitzsteinhorn Glacier it as managed to maintain a charming traditional Austrian village atmosphere and at the same time provide everything expected of a modern ski resort(See kitzsteinhorn.at). Numerous restaurants provide excellent cuisine and the locals are always welcoming and friendly. The skiing has been enhanced recently by its newest lift , the ‘ K Connection’ conveniently situated in the village which takes you up above 3000m opening up all possibilities from easy well groomed slopes to unlimited more challenging off piste options.
Winter
138kms of pistes spread across two mountains , the Schmittenhohe and the Kitzsteinhorn Glacier provide extensive skiing and snowboarding possibilities. The option of Skiing on the Glacier means you can ski all year around and you might even bump into ( not literally we hope!) the Austrian Ski team who regular train there. This area is a winter sports paradise but don’t forget to take a break every now and then to take in the amazing scenery ! Maiskogel mountain is a favorite with families providing a nice selection of on piste huts to enjoy a delicious traditional lunch . The kids will also enjoy a long toboggan run which you can find here .
The nearby Lake side town of Zell am See is connected by a good bus service so you can easily transfer to the Schmittenhohe mountain with its gorgeous tree lined runs , perfect for a nice relaxing cruise with family and friends!
Summer
Kaprun is a fun , lively place to spend your summer with all sorts of exciting sporting activities available locally. Rafting, rock climbing or tandem paragliding are just a few to mention for those seeking high octane thrills . Many of the ski lifts remain open through the summer months for hikers and mountain bikers to take advantage of .
The stunning Lake town Zell am See is close by with all sorts of water sport possibilities . Simply enjoy a day swimming and sunbathing by the lake or take advantage of the open air lakeside swimming facilities with diving boards and other water sport options. The Hohe Tauren National Park ( see Hohetauern.at) is not far away and definitely worth a visit , a true nature paradise.
A GUIDE TO HOLLERSBACH.
If the Glitz and glamour of Kitzbuhel are not your thing but you still want to be connected to Kitzski, one of the best ski areas in the world then Hollersbach might just be for you . This small sleepy village situated on the edge of the Hohe Tauern National Park has not been connected to the Kitzski area for long which is reflected in its less touristy vibe. Almost Equidistant from both Salzburg or Innsbruck Airports ( 120km ) the village can be reached in under 2 hours by car . If the train is your preferred transport a journey time of 3.5 hrs from both these airports can be expected.
On the edge of the village you will find the Panarama Lift Kitzbühel Alps which will whisk you up to the Resterkogel upper terminus . From here take a moment to take in the stunning views of Hohe National Park ( hohetauern.at) before racing down the perfectly groomed slopes that lay before you .If you want more of an adrenaline kick head over to Kitzbühel where you can try your luck on the world famous Strief !
There are numerous charming rustic ski lodges along the way waiting to serve you with some mouthwatering treats .When the day is done cosy bars and restaurants can be found in Mittersil , 4 km from Hollersbach but if you want the more upbeat classic Apres Ski then Kitzbühel is not too far away. In Summary,if you want peace and tranquility but all the advantages of amazing skiing / snowboarding at your doorstep then this could just be the place for you.
WINTER
With its fast connection to the kitzski area and beyond Hollersbach is a true winter wonderland . In 12 minutes the Panarama lift will take you 1892 meter altitude where 160km of well prepared slopes await you . Without removing your skies you will be at the top of the world famous Strief in Kitzbühel in under 3hours! Nordic skiers won’t be disappointed with over 130km of groomed trails at their disposal. At the mid station of the Panarama lift you will find the floodlit Hochmoor cross country ski trail offering breath taking views of the Großglockner, Austria’s highest mountain.
The ski area Hollersbach/ Mittersil / Stuhfelden provides a wide range of slopes for all abilities. The extremely long Resterkogel- Hanglalm (71b) is ideal for a nice family tour with no stress or for the more adventurous skiers run 75a will provide a nice challenge , beginners steer clear ! Need a rest don’t worry , the numerous rustic mountain huts will keep you well fuelled. If tobogganing is your thing Hollersbach has a leisurely 2.5 km run or for a bit more speed the toboggan run found nearby in Bramberg Wildkogel Arena stretches 14km with a 1300m decent and also lights up in the evenings.
SUMMER
The area of Hollersbach and Mittersill is a nature lovers paradise . With the birds chirping , mountain rivers gliserning in the morning sun you really have to pinch yourself , wow it’s good to be alive! Hikers will be spoilt for choice with over 60 different hiking routes in the area. Whether you are looking for a gentle stroll, something a bit more active or a full blown adventure ,the choice is yours.
Hikers have the option to take advantage of the excellent local mountain guides to accompany them through this natural wonderland. Mountain biking , e- biking, paragliding, rafting , mountaineering ,tennis or golf are all available locally. The Hollersbach bathing Lake is particularly suitable for families . The complex was rebuilt in 2019 and includes a beach volleyball court amongst over things to keep you and the little ones entertained.
Golf Club Nationalpark Hohe can be found 4 km from Hollersbach and its friendly flat terrain means you won’t even need a buggy! There are many summer events in the local area. If Art and painting is your thing then enjoy the International Art and painter weeks which take place every year in August in Hollersbach . Participants under the guidance of artists can perfect their skills at the Kunsthaller Kramerstal.
