In June the European Central Bank (ECB) followed the lead of the Swiss National Bank (SNB) by implementing its first interest rate reduction of 2024.
This marks the ECB’s first rate cut in five years, with President Christine Lagarde indicating a “strong likelihood” that this action signals the beginning of a series of rate reductions within the Eurozone.
In light of a sluggish winter characterized by inadequate snowfall across the Alps, this rate cut is anticipated to provide a significant boost to the Alpine Holiday Home Real Estate Market.
The ECB cut came not long after the SNB had cut its headline interest rate to 1.5%. However, the ECB cut is expected to be much more significant for the alps .
Mortgage rates had remained relatively low in Switzerland and most buyers there are looking for private second homes and don’t intend to rent out their properties. Conversely, buyers spending EUR 500,000 – EUR 1m in the mid-market of the Austrian Alps tend to be much more focused on rental income and reliant on mortgage borrowing.
The rate cut will be much more significant for them and will just the investment case back in favour of buying that desired Alpine home.
In Austria, local regulations stipulate that most properties come with a rental obligation, leading buyers to prioritize rental income. With the expectation of continued declines in interest rates, the investment appeal of these “buy-to-let” alpine properties is projected to improve significantly.
The ECB’s decision to cut rates follows closely on the heels of the SNB’s reduction of its headline interest rate to 1.5%. However, the ECB’s cut is likely to have a more profound impact on the Alps compared to Switzerland where Mortgage rates had remained relatively low.
In contrast, buyers in the mid-market segment of the Austrian Alps spending between EUR 500,000 and EUR 1 million are generally more focused on rental income and dependent on mortgage financing. This rate cut will be considerably more significant for them and may reinvigorate the investment case for acquiring their dream mountain holiday home.
